The Median Price of Homes in Rutherford County Rose by 7.9% during the 1st Quarter of 2022

RUTHERFORD COUNTY, TENN. - Housing prices are up, as heard in numerous reports, which means first time home buyers moving into areas like Rutherford County are having a harder time than ever.  

The National Association of Realtors reported for the first quarter of 2022, the median home price in Rutherford County was $363,470. Lawrence Yun, Chief Economist for the National Association of Realtors commented... Starting off the second quarter of 2022, real estate company Redfin reports the median sales price of homes in Rutherford County rings in at $437-thousand. Redfin also reported the number of home sales are down by 25%, when compared to the same time periord last year (2021). Redfin also reported that homes in Rutherford County are also sitting on the market longer at 17-days, as opposed to 11-days (median) in 2021.  

Several other counties near Rutherford had even higher median home prices in the first quarter. For Example, the median home value in Wilson County during the first quarter of the year was just over $431-thousand. Williamson County closed the first quarter with a median home value oft about $632-thousand. Davidson County wrapped up the first quarter with a median home value of $404-thousand. 

Rutherford, Wilson and Davidson Counties all recorded a 7.9% rise in median home prices during the first quarter of 2022. Williamson County's median home price grew slightly higher at 1.6%. South of Murfreesboro in Bedford County, which is home to cities like Bell Buckle and Shelbyville, saw a 48.7% increase in the median home value. There, the median home price was slightly over $230-thousand in the first quarter of 2022. 

Meanwhile, the national median single-family existing-home price rose 14.2% annually to $413,500, surpassing $400,000 mark for the first time. 

When it comes to affordability, the current home and rent prices are starting to push local residents out of their homes and out of the market. Advocacy groups nationwide are reporting that evictions are up nationwide. Tennessee is no exception. 

CBS News reports the numbers of people being evicted is greater in some areas of the country than others. In Rutherford County, there are several legal steps that must be taken by landlords to properly evict a tenant. This is especially true if the building owner decides to have an eviction notice served by the Sheriff’s Office… 

  1. Landlord must give renter a 14-day written notice. 
  2. After 14 days, the landlord must pursue a Detainer Warrant to be taken out through General Sessions Court at the Judicial Building. A court date will be set on the detainer. 
  3. Ten days after the court date, if the renter has not left the property, the owner/landlord will have to return to General Sessions Court to take out a Writ of Possession. 
  4. The Writ of Possession will be sent to the Sheriff’s Office. The Sheriff’s Office will then work with the landlord to set-up the day of eviction.

According to the Sheriff's Office website, "Evictions will not take place if there is a 30 percent chance of rain nor on holidays and weekends. You are responsible for moving all the personal property at the time of the eviction." General Sessions Court can be reached at (615) 217-0069."
