New Subdivision and Murfreesboro Annexation Planned for Highway 99 Area Near Rockvale High School

Murfreesboro / Rockvale, TN - Murfreesboro City Council members previously approved on first reading, the request to rezone just under 70-acres along Highway 99, south of Clearidge Drive to make way for a new subdivision. Proposals presented to the planning commission last year, outlined plans for a developer to build 182-single family homes on lots that range in size from 6,000-square-feet to 16,000-square-feet.

The approval of the planned residential development along Highway 99 just past Rockvale High School, is accompanied by the annexation of the property into the city. Enacting the ordinance and establishing the requested zoning was part of Wednesday's scheduled workshop on April 12, 2023 that involved council members and the Murfreesboro Planning Department.

It was noted that the future 180+ single family homes that will be built directly off of of Highway 99, will help increase the inventory of single family homes in Murfreesboro. Increasing home inventory is one of the goals of the council, as they have conveyed the importance of homeownership.

The Patterson Company, based in Williamson County, is the developer behind the future neighborhood. Gardens of Three Rivers is one of their neighborhoods that is currently under construction in Murfreesboro. That subdivision will feature a club house and a community swimming pool. One of their existing subdivisions is Kimbro Woods, located in the area of Veterans Parkway near St. Andrews Drive.
