MURFREESBORO, Tenn. - Fountains at Gateway recently acquired 5.12 acres of adjacent land from the City of Murfreesboro to develop the second phase of its Class A mixed-use development, announced Scott Graby, president of Hearthstone Properties.
Two Fountains Plaza, the first building in phase two, will be a five-story, Class A building situated directly across from the fully leased, four-story One Fountains Plaza. It will include one-and-one-half floors of corporate office space, three floors of luxury for-sale condominiums surrounding an atrium courtyard, and ground-floor retail, fitness studio, an eatery and the office lobby entrance. Access-controlled parking for residents will be underground, with a parking deck at grade above.
The development will feature several new and innovative concepts for Murfreesboro. First will be the use of mass-timber construction, which is becoming very popular in mid-rise and even high-rise buildings due to innovations in fire rating and the natural beauty achieved with exposed beams and ceiling decks. At 212,000-square-feet under roof plus a 140,000-square-foot attached parking structure, Two Fountains Plaza will be the largest mass timber building in Tennessee.
“Our corporate office niche moving forward builds upon the Studio at Fountains office suites model we created in the early phase of the pandemic,” said Graby. “During the time when corporate offices were closed and seeking a better paradigm for officing, we spent a year touring the top shared-office concepts around the US and in London, brought back the best ideas from each and created one of the most innovative, Class A shared office concepts anywhere. Following quick lease-up of 40,000-square-feet during the pandemic, this latest edition of Studio at Fountains raises the bar even higher with 50,000-square-feet of furnished Class A space to accommodate companies from one to 100.”
Graby said Fountains’ design team has been working for over a year on its vision for a luxury, urban-style condominium component. Atrium at Fountains will offer 53 luxury condominiums on floors three through five with spacious, light-filled residences featuring high-end finishes in one- two- and three-bedroom floorplans. Each residence will include an open living and dining area that adjoins a sleek, European-style kitchen with island, and floor-to-ceiling glass NanaWall system opening to a large, covered terrace with glass railing. Twelve condo layouts will range from 771 square feet with a 200 square-foot terrace to 2,638 square feet with a 600 square-foot terrace. Ceiling heights range from just under 10 feet to 12.5 feet in living rooms with exposed wood ceilings.
Condominium owners, who will have underground secure parking and a private lobby, will take the elevator to their floor and enter their residence via an exclusive 40-foot by 200-foot, three-story atrium. This glass-roofed, climate-controlled atrium features tropical trees and plants nestled among walkways and a variety of seating areas. The atrium space is thoughtfully designed with a 30-foot waterfall and koi pond, recessed firepit, gazebo, secluded alcoves for reading or unwinding, and cozy swings below a fourth-floor skybridge. A more formal amenity area on the opposite end of the atrium features a linear fireplace surrounded by overstuffed chairs and sofas for quiet conversations. Adjacent to the atrium, a community living room features a warming kitchen and dining room for larger gatherings, a TV viewing area and glass NanaWall system opening to a balcony that overlooks Fountains Plaza stage and splashpad. Condominium owners will also have complimentary access to the Studio at Fountains café and meeting spaces on the lower floors.

Subsequent development plans for phase two include the purchase of an adjoining 2.55-acre frontage parcel that will feature a five-story, boutique hotel connected by skybridge to the atrium level of the condominiums. The hotel fitness center and plunge pool on the skybridge will be shared with condominium owners. Graby is in discussions with two local chefs regarding another restaurant on the ground floor of the hotel, and additional venue space will increase capacity for events at the View at Fountains. Street-facing retail or health services will complete the ground floor.
